Here's the latest update on construction from July 20 to July 31, along with a look ahead at what's coming next.

Construction Progress

• Installation of the new 8-inch PVC waterline along Juniper Lane is complete, along with meter pit replacements and service line installations. Disinfection and testing are also complete.
• Landscape restoration work was active along Morning Drive last week.
• Build out of temporary water service for Phase 4 is complete, along with disinfection and testing.

Upcoming Work

• This week, milling is happening along Juniper Lane to prepare for paving, and along Skyrock Road and Ponderosa Drive to prepare for waterline installation.
• On Aug. 4, customers in Phase 3 on Juniper Lane will be connected to the new waterline. Customers in Phase 4 will shift to temporary water while crews work in that area.
• Waterline and meter pit replacement will continue south on Skyrock Road before curving west and north along Ponderosa Drive.
• Juniper Lane will be paved Aug. 6-7. Landscape restoration will follow in the coming weeks.

Traffic Control

• Juniper Lane and a portion of Skyrock Road will be closed to through traffic while paving continues on Juniper Lane.
• On Aug. 10, Juniper Lane will reopen to through traffic, and sections of Skyrock Road and Ponderosa Lane will close to through traffic as Phase 4 construction continues.
• Xcel Energy's contractors are still replacing electric poles in the area, which may may cause additional traffic delays or brief obstructions.

Here’s the latest update on construction from July 6 to July 17, along with a look at what’s coming next.

Construction Progress

Phase 1 [Complete]: Morning Drive south of 22nd Street

• Final paving was completed July 17.

Phase 2 [Complete]: Morning Drive north of 22nd Street

• Meter pit upgrades are complete.
• Installation, disinfection and testing of the new 8-inch PVC waterline from W. 22nd Street to the end of the road is finished. Residents are now being served by the new PVC water main instead of temporary water.
• Final paving was completed July 17.

Phase 3: Juniper Lane

• Homes along Juniper Lane are now on temporary water. The temporary service will continue from July 14 to approximately July 31.
• Crews have begun installing new 8-inch PVC waterline on Juniper Lane, starting at the intersection with Morning Drive.

Upcoming Work

Phase 3: Juniper Lane

• Waterline installation will continue west on Juniper Lane toward Skyrock Road.
• Meter pits and service lines will be replaced as needed as work progresses.

Phase 4: Skyrock Road and Ponderosa Drive

• Milling on Skyrock Road and Ponderosa Drive will occur in the coming weeks to prepare for waterline construction in August.
• Build out of temporary water service is expected to being at the end of July or early August.

Traffic Control

• Juniper Lane and a portion of Skyrock will be closed to through traffic while construction continues on Juniper Lane.
• Morning Drive is being striped today and is expected to fully reopen Tuesday, July 21.
• Landscaping restoration on Morning Drive will continue and may result in intermittent activity.
• Due to the narrow width of Juniper Lane, bypassing construction equipment will be difficult. Residents will need to access their homes from the east or west depending on construction progress.
• Xcel will replace power poles in the area throughout July, which may cause additional delays or brief obstructions.
• Additional information about traffic routes and what to expect as crews transition to Phase 4 will be shared via email before traffic control changes occur.

Here’s the latest update on construction from June 22 to July 3, along with a look at what’s coming up next.

Construction Progress

Phase 1:

• Waterline replacement from the Pump Station on Morning Drive to W. 22nd Street is now complete and in service. Residents in this section have received upgraded meter pits and are now being served from the new PVC water main instead of temporary water.
• Initial paving on Morning Drive from Skyrock to W. 22nd Street took place Monday, June 29. Final paving is expected in the coming weeks.

Phase 2:

• Homes in Phase 2, Morning Drive north of W. 22nd Street to the end of the road, are now on temporary water. The temporary system will serve these homes from June 30 to about July 24.
• Crews have begun installing new 8‑inch PVC waterline north of W. 22nd Street. New meter pits and service lines have also been installed where needed as the new line goes in.

Phase 3:

• The north side of Juniper Lane was milled to prepare for waterline installation planned for late July and August.

Upcoming Work

• Crews will continue installing new waterline to the north on Morning Drive from 22nd Street to the end of the road. Meter pits will be replaced as needed and project staff will reach out to discuss any necessary replacements and coordination with homeowners.
• Final paving of all of Morning Drive is expected mid-July or just after.
• Temporary water service for Phase 3, along Juniper Lane, will be built out, tested and disinfected. Once that is complete, residents will be moved onto the temporary water service as crews being waterline replacement in this area later in July.

Traffic Control

• Traffic control remains largely the same as construction continues north along Morning Drive.
• Morning Drive will stay closed to through traffic while open excavations are present. Homeowners will continue to have access but may need to use the Skyrock Road to Juniper Lane detour to avoid active construction.
• Xcel will begin replacement of electric poles in the area in July, which may lead to additional delays or brief obstructions.
• Additional information about traffic routes and what to expect after the paving of Morning Drive and the transition of waterline replacement along Juniper Lane will be sent out next week.

Here’s the latest update on construction from June 8 to June 19, along with a look at what’s coming up next.

Construction Progress

• Crews have completed the first phase of waterline replacement on Morning Drive from Skyrock Road to W. 22nd Street. The existing 6‑inch cast iron line was upgraded to 8‑inch PVC line.
• Meter pits for homes on Morning Drive south of W. 22nd St. continue to be replaced as needed. Many pits are aging and in bad shape. Crews even uncovered one with a wood barrel.
• The temporary water system for Phase 2 is being laid out in front of homes on Morning Drive north of W. 22nd St.

Upcoming Work

• The new waterline on Morning Drive from Skyrock Road to W. 22nd Street will be tested and disinfected. Once the line is cleared for resuming water service, residents currently on temporary water will be reconnected to regular service and tied into the new main line. Temporary water service equipment will then be removed.
• Paving on Morning Drive south of 22nd is scheduled in the coming weeks.
• Temporary water service for Phase 2, Morning Drive north of 22nd Street, will continue to be built out, tested and disinfected. Once that is complete, residents will be moved onto the temporary water service as crews being waterline replacement in this area to the end of the road.

Traffic Control

• Traffic control remains largely the same as construction continues north along Morning Drive.
• Morning Drive will stay closed to through traffic while open excavations are present. Homeowners will continue to have access but may need to use the Skyrock Road to Juniper Lane detour to avoid active construction.

Here's the latest update on construction from May 11 to May 22 with a look at upcoming weeks as well.

Construction Progress:

• Crews removed the existing 6‑inch cast iron pump station waterline connection and installed a new 8‑inch PVC line which was disinfected, passed inspection and brought online June 2.
• The temporary water system built along the shoulders of Morning Drive was been disinfected, passed inspection and connected to homes south of W. 22nd St. Homes in this area can expect to be on the temporary water system until July.
• Crews have been busy excavating bedrock and have begun replacing the main waterline on Morning Drive south of 22nd Street with new 8‑inch PVC pipe.

Upcoming Work

• Construction will continue north along Morning Drive, excavating bedrock and replacing the main waterline.
• Meter pits for homes south of W. 22nd St. will be replaced as needed. The City or contractor will coordinate individually with affected homeowners.
• Crews will prep for temporary water connections to homes on Morning Drive north of 22nd Street.
• Milling plans are being developed for Juniper Lane in anticipation of construction beginning in the next few weeks.

Traffic Control

Traffic control will largely remain the same as construction continues north along Morning Drive.

• Morning Drive will remain closed to through traffic while open excavations are present.
• Homeowners on Morning Drive may need to use the detour to avoid construction areas, but access to homes will be maintained.
• Skyrock Road to Juniper Lane will remain the designated detour.

Here's the latest update on construction from May 11 to May 22 with a look at upcoming weeks as well.

Construction Progress

• The pump station shutdown on Morning Drive occurred May 12.
  • Resident participation in reducing water use helped make the shutdown successful.
  • During the shutdown, crews installed a new hydrant and valves to support the temporary pump station connection.
• Crews, built, tested and installed a temporary connection to the pump station. This line, which came online May 21, will remain in service for about two weeks.
• Excavation and removal of the existing 6-inch cast iron waterline to the pump station is underway, followed by installation of an 8-inch PVC replacement.

Upcoming Work

• Replacement of the existing 6-inch cast iron line with 8-inch PVC at the pump station will be completed along with disinfection, testing and final connections.
• The temporary water system built along the shoulders of Morning Drive will be disinfected, tested and connected to homes south of W. 22nd Street.
• Waterline replacement on Morning Drive is expected to begin in about two weeks.

Traffic Control

• Morning Drive will remain closed to through traffic while open excavations are present.
• Homeowners on Morning Drive may need to use the detour to avoid construction areas, but access to homes will be maintained.
• Skyrock Road to Juniper Lane will remain the designated detour.

Construction on the Namaqua Hills Waterline Replacement Project officially began on April 27th. Here's the latest update on construction from April 27th-May 8th with a look at upcoming weeks as well.

Construction Progress

• Crews milled the roadway to prepare for the waterline trench.
• Crews worked on temporary water installation and potholing to identify existing utilities.
  • Temporary above‑ground waterlines were installed for future use and are visible in the roadway shoulders.
  • Ramps made of millings were placed where temporary lines cross driveways or the road to protect the pipe. All ramps are sloped for lower vehicles.
• A small shutdown occurred April 30 to install two valves, one on Morning Drive and one on Juniper near the intersection with Morning Drive.
  • These valves will allow the contractor to isolate the existing waterline during construction and minimize future outages and impacts to residents.

Traffic Control

• Morning Drive will remain closed to through traffic, but homeowners will continue to have access.
• Skyrock to Juniper will remain the designated detour.

Upcoming Work

• A pump station shutdown on Morning Drive is scheduled for May 12.
  • The City asks residents to avoid lawn watering and minimize water use from 10 a.m. to 2 p.m. to help prevent outages during the shutdown.
• Crews will install a temporary bypass of the pump station to maintain service during work
• Excavation and removal of the existing 6‑inch cast iron waterline will begin, followed by installation of an 8‑inch PVC line.
